Our private investor network offered up to $700k. We projected the right updates could bring $875k to $925k.
3️⃣ The Plan
We managed a strategic renovation for $48k: exterior and interior paint, wood repair, chimney rebuild, refinished floors, new carpet, new lights, new fridge and dishwasher, punch list, full staging. 🛠️
4️⃣ The Launch
We flooded the zone with marketing: Instagram reach, paid ads, targeted emails to Reston buyers, broker preview to pressure test pricing, multiple open houses, premium photography, drone, and floor plans. 📈
5️⃣ The Result
Offer at $915k. All cash. No contingencies. Two-week close.
$915k minus $48k reno equals $867k net. That is $167k more than the investor’s $700k. 💰

@rupistep Spring is usually the best time to sell a home but the good weather gets all the buyers excited so there is more competition driving prices up faster, but in October we start seeing a seasonal dip in prices and the weather is still great. 😊

RTC Next update for my Reston neighbors 🗺️✨ The next phase of Reston Town Center is taking shape just east of the current complex—between the W&OD Trail and Sunset Hills Road, right across from the Reston Town Center Metro. Two new office towers, two residential buildings, street-level retail, and a dedicated site for a 60,000 sq ft performing arts center are all in the plan. The arts site shifts to Block G2 along a linear park that will link the original phase to the Metro, making walks and bike rides easier 🚶♀️🚲
Why this matters: more trail connections, fresh places to grab coffee and dinner, and a cultural anchor that could bring year-round shows and community events 🎭 The mix of homes and jobs stays balanced, building heights remain as previously approved, and several new access points should shorten the trip to transit. If you live near Town Center, West Market, or along the W&OD, this is one to watch.

We lived in RTC (The Avant) for just over one year while building our early retirement home further west near the mountains. We really loved everything about RTC! The shows in the park, great walking, WO & D trail, shops, and access to shopping and great doctors nearby. This is great news! We might need to rethink our later retirement years in RTC.😃

@greaterrestonliving I’d just prefer no construction after having left a large city with plenty of that noise all around me. It’s peaceful here currently and I’d prefer it stay that way rather than having to look out and hear that mess for the next several years. Looks like we’ll be looking for a new location to live in the next 18-24 months if this goes through.
@bearded_gent79 still needs to be approved later this month, which will likely happen. I’d guess another year to get started and three to four years to complete, based on some of the other large projects we’ve seen. What would you rather see in its place?
